Spanning 42 stories, Ililani will be similar in height to many of the other condo projects in the neighborhood. Compared to other buildings in the area that have 400 to 500 total units in the building, Ililani will seem quite small with just 328 total units available. Of the 328 you can find 165 affordable housing units and 163 market rate units.

The orientation of the building will be similar to that of Keauhou Place and The Collection with a majority of the units facing Diamond Head or Ewa (West). By the looks of the rendering every unit in the building will have a lanai and most floors will have eight units per floor.

With no buildings in the direct view plane on either side of Ililani, the views will be great.

Located off of Keawe street between Halekauwila and Queen, Ililani is within walking distance to some of the best bars, restaurants, and coffee shops that Kakaako has to offer.

At Ililani the developer took the complicated out of unit selection and decided to go with two different floor plans. A two-bedroom two-bath floor plan and one-bedroom one-bath floor plan.

Because size matters!

One-Bed One-Bath
550 to 590 sf

Two-Bed Two Bath
800 to 860 sf

All units will come with a lanai where AC compressors will be located. You can see that the prime ocean facing units are both two bedroom units.

Unlike some of the other posh condos in Kakaako with high maintenance fees, Ililani will keep the extracurriculars to a minimum keeping fees down for each resident. Some of the amenities that can be found on the rooftop of the eight-story parking structure are:

Communal Gardens
The communal gardens will provide the opportunity for select residents to grow food plants.

Splash Pool
This a unique feature! A dipping style pool for cooling off on those hot summer days!

The outdoor amenity deck will span 12,000 sf providing plenty of open space for gatherings and although this can’t be confirmed, it would be nice if there were a few BBQ areas thrown into the mix!

Affordable Housing

There will be 165 affordable housing units out of the total 328 units in the building. The remaining 163 units will be sold at market value.

Similar Projects with Affordable Housing

Keeaumoku Towers (pictured to the left) is a condo project coming up in the Midtown Ala Moana neighborhood. The rumor is sales will launch later this year, likely in the fall now that we’re currently living in a coronavirus world.

There will be an estimated 964 total units in the building with 128 of those units specifically for the affordable housing program. The remaining 836 units will be sold at market rate though from what I’ve heard they will be very reasonably priced.
